The Sinclair I Project is truly a modern-day traditionalist’s dream. This home anchors around classic and timeless design details in every room. And, yet, through intentional contemporary interior selections, the home offers unexpected design choices that leave the visitor feeling playfully and pleasantly surprised. Dark paint choices, handmade lighting throughout the house, wall and ceiling detailing, and gorgeously placed marble work together to create an aesthetic that is both updated and timeless. The Sinclair I Project is the definition of a lived-in, layered, collected new build that fits seamlessly in a neighborhood of established homes.

When you walk into the Sinclair I Project, you’re immediately greeted by the elevated and inviting living room. The large grid windows and brick-clad fireplace add immense texture and warmth to the already light and airy space.

As you continue deeper into the house, the first floor boasts gorgeous vignettes in every direction. “I grew up in the Southeast, so I really wanted to incorporate nooks and crannies like the ones from my family home growing up,” says designer Caroline. “This ultimately led us to create timeless vignettes in each room, as well as smaller living spaces throughout the home. There is one flexible living space on the second floor, another on the third floor, and a finished space above the garage. The amount of rooms in this home allows the homeowner to make it whatever they want it to be.”

The guest bathroom (painted “Urbane Bronze” by Sherwin Williams) utilizes tongue-and-groove wall detailing and high-contrast paint colors to immediately add visual interest to the space. The brass console sink legs and Carrara marble top add a timeless touch that is reminiscent of a European cottage bathroom.

In the dining room, stained ceiling beams and a gorgeous chandelier—fittingly named “The Heirloom Gaselier Light”—evoke the feeling that the house has been around for centuries.

The kitchen is filled with classic selections, such as the polished nickel hardware and plumbing fixtures. Stain-grade cabinetry offers a feeling of luxury and naturalism next to the arched handmade plaster range hood. These timeless choices are balanced with contemporary and casual selections, such as the farmhouse sink and mixed-metal island pendant lights. The handmade, brass lighting was intentionally chosen to add a sense of approachable “informality” to this elevated, gorgeous kitchen.

In the primary suite, the balance between traditionalism and modern updates continues. Tongue-and-groove detailing is balanced with dark-stained ceiling beams that create a sense of age and sophistication. The wall of grid windows add natural light to the room and depth to the warm white walls (painted Benjamin Moore’s “Cloud White”).

In the bathroom, the mixed metals continue. Polished nickel hardware and plumbing fixtures create warmth for the stain-grade vanity, all of which is complimented by classic brass sconces. The oversized countertop and backsplash combination adds a layer of visual drama and sleek modernism.

One of our favorite exterior features is the wrap-around porch. Situated on a quiet corner lot, this home offers large outdoor spaces for the homeowner to relax and rejuvenate under a covered area. Off the porch is an English-inspired pea gravel patio. Tucked away as a private oasis, the outdoor patio is the perfect place to enjoy al fresco dining on a gorgeous Austin night.
